Homespotter is a direct feed from NWMLS. You can use it to search for all listings. You can also use the location arrow to pull up sold, pending, activity listings by an area you are in. My favorite tool is the mortgage calculator. When searching for a property, you can scowl down to the bottom and use the calculator to estimate how much your monthly payment might be. It includes the current interest average, the taxes for the home and estimates the insurance (you most likely will have to tweak that). For VA- unselect the Mortgage Insurance-PMI button on the bottom.
I used to have an IDX direct feed to search for properties on my website but when surveying multiple buyers and Sellers… they state they are already used to using the Redfin or Zillow search engine and that’s understandable and ok.
The best way for a buyer to utilize my services is to have me set up a search for you. It can be all properties or property specific. I will then email you properties as they hit the market.
In my opinion, in the Pacific NW… I’ve found that Redfin has the most relevant content. Redfin is a Real Estate company that started in the Pacific NW and has the ability to pull a new feed from NWMLS every minute. Unfortunately I do not have the resources to do that. Zillow is a media company that partners with NWMLS to pull a feed but not as often as Redfin and some of their content pulls slower than others. I’m not sure if Zillow purposely doesn’t mark properties sold or pending sooner in order to bring more traffic to the consumer and the agent that purchases leads or if their refresh is different. That is why in my opinion Redfin is the best resource for the most relevant data in the NW. My homespotter app is the 2nd most relevant place to pull data because I too am a Real Estate agent and can pull from NWMLS unfortunately not at the speed Redfin does.
